VA Loan Advantages

Why VA Loans Are the
Gold Standard for Veterans

Because the federal government backs VA loans, veterans receive terms most conventional borrowers can't access. No down payment, no private mortgage insurance, and competitive rates — all from a benefit you've already earned through service.

  • $0 Down Payment — qualified buyers purchase with nothing out of pocket
  • No PMI — save hundreds per month vs. conventional financing
  • Competitive Interest Rates — lower than conventional, FHA, and USDA on average
  • Lifetime Benefit — reuse it as many times as you need
  • Flexible Credit Guidelines — government backing means more relaxed qualification
  • Seller Can Pay All Closing Costs — plus up to 4% in additional concessions

Zero Down Payment & Zero PMI

On a $400,000 purchase, a VA buyer avoids ~$20,000 down and saves approximately $297/month vs. a conventional borrower with 5% down — before accounting for VA's typically lower interest rate.

Minnesota veterans may also qualify for property tax reductions through the state's Homestead Market Value and Disabled Veterans' Market Value Exclusions.

🔨
VA Renovation Loan

Buy a fixer-upper and finance repairs in a single loan — great for homes that don't meet standard VA condition guidelines. Keep all VA benefits intact throughout.

First Step
Getting Your Certificate of Eligibility (COE)

The COE is the document lenders use to determine your maximum loan amount. In most cases your lender can obtain your COE electronically — you don't have to do it alone.

  • 1

Connect with Troy. He'll refer you to a VA-approved lender who handles COE as a routine first step.

  • 2

Lender requests your COE electronically through the VA system — often within minutes.

  • 3

Get pre-approved. With COE confirmed, your lender determines your buying power and issues a pre-approval letter.

  • 4

Search with Troy. Pre-approval in hand, Troy targets the right homes and writes strong VA offers from day one.

Why Your Agent Matters

Why Your REALTOR® Is as Important as Your Lender

VA loans have specific appraisal standards, Minimum Property Requirements (MPRs), and seller negotiation dynamics that differ from conventional transactions. An agent unfamiliar with these can cost a veteran the deal entirely.

  • Pre-screens properties for VA MPR issues before offers are written
  • Frames VA offers so sellers see strength, not uncertainty
  • Negotiates seller-paid closing costs and up to 4% concessions
  • Coordinates appraisal repair conditions to protect your timeline
  • Connects you with VA-approved lender partners
  • 20+ years of local market knowledge across the Twin Cities metro
